Safety and security of facilities and services Safety related policies: Our community contains services/facilities that are intended to enhance your experience and that of its occupants. You agree that, for safety reasons, certain amenities/facilities may require regulations, as well as agree to comply with posted signs. You further agree that you, your occupants or guests will be accompanied, as necessary, by someone who has the authority to supervise your particular activity in the services/facilities. Residents are responsible for their own actions: you, your occupants and guests are advised to exercise caution with respect to unsupervised use of the facilities located throughout the community. In establishing safety-related usage regulations, we cannot guarantee the health and safety of any person when participating in activities or using community facilities with or without supervision. Persons under the age of 18: You agree that persons under the age of 18 must be supervised by someone who has the authority to supervise their activity in the recreation areas. As a resident, we would appreciate it if, once you enter the complex, you check that the entrances are properly locked for security purposes. Swimming pool, garden area and children's play area It is important to respect the timetables for the use of the communal areas, especially the swimming pool, which can only be used while the lifeguard is present. Persons under 16 years of age: please accept that persons under 16 years of age must be supervised by someone who has the authority to supervise their activity in the pool. Smoking is prohibited throughout the pool and children's area. Residents must remain in the pool area wearing appropriate footwear. Changing clothes in the garden is not permitted. It is compulsory to use the showers before each swim and the rules of social behaviour and hygiene of normal use must be respected. It is not permitted to bring mats, balls or any other object into the pool, except for floats for the safety of the children. It is forbidden to consume any type of food and drink and to bring glass containers into the pool area and the use of glass containers, drinks brought down to the common area must be in a plastic container. Paper, cigarette butts and other waste must be deposited in the litter bins or ashtrays provided. Those suffering from wounds or contagious illnesses that could pose a danger to others will not be allowed to bathe. It is reminded that persons who remain inside the swimming pool premises outside the season, or outside the established timetable, will assume the responsibilities to which they may give rise and any administrative, civil or criminal claims that may arise. The Community, as owner of the facilities, shall not be liable, under any circumstances, for any damages that may occur to users due to improper use of the facilities. The use of parasols is not permitted. The use of sun loungers must be made in the space outside the pool lawn, as this space will be allowed for the extension of the rest area of the pool. Towels shall not be used to store the space or the corresponding area. 4 people will be allowed as guests who will be accompanied at all times by the resident issuing the invitation, who will be responsible for their conduct. To pass through the gates and go up to the flats, it is not allowed to be wet or barefoot. Pets are not allowed in the swimming pool area, garden area and children's garden. In the event of a neighbour playing music, this must not be played loudly so as not to disturb the other neighbours. Pets Pets are allowed as long as prior authorisation is obtained from the LESSEE. In the case of an animal classified as potentially dangerous, the licences required by the competent authority must also be obtained. You are responsible for the proper care of all pets living in or visiting your DWELLING, both when they are inside your own DWELLING and when they are in the common areas of the BUILDING. If you fail to comply with any of the terms of your pet license, we may revoke the authorization. You are responsible for all costs, repairs and replacements deemed necessary in relation to damage caused by pets, and any disinfection, cleaning or fumigation both in communal areas and within your own DWELLING (including professional cleaning of curtains and carpets if necessary). Pets must respect the rest of the neighbours of the BUILDING as much as possible. The upbringing of your pet is your sole responsibility. It is forbidden to keep pets that are not tolerated by the regulations in force, such as, for example, municipal health or police regulations. Tolerated pets must always be kept on a leash in the communal areas and must be accompanied by you or those living with you. Under no circumstances may the parking spaces and communal areas of the BUILDING be used as a place for animals to walk or play. Pets will not be allowed access to the common areas of the BUILDING, except for those strictly necessary to enter and leave your DWELLING outside or those defined as pet friendly areas. A maximum of two pets per DWELLING is allowed. Balconies, Terraces and Awnings You must keep your balcony or terrace tidy and completely clean. You must not use your balcony for storage. If your home has a laundry area or veranda, you may not place a clothesline or hang laundry or similar on your balcony or terrace. If your home does not have a laundry area or veranda, you may place a clothesline and hang laundry or similar on your balcony or terrace from 20:00h to 9:00h, as long as the laundry does not protrude from the home and is not visible from the outside of the home. You may not throw anything from your balcony or terrace (including cigarette butts). You must be aware of neighbouring properties in the vicinity and avoid making noise and causing a nuisance to them. You may not use any coloured netting on the railings of your balcony or terrace. The only elements that may be used to enhance your privacy are plants, both natural and artificial. The installation of awnings must be approved by the LESSEE and must therefore be done in the approved colour, tone, sample and model in order to maintain uniformity and not alter the exterior aesthetics of the BUILDING. The installation of any window elements or treatments must be approved by the LANDLORD, as all window elements or treatments must present a uniform appearance from the exterior of the BUILDING. The use of aluminum foil, newspaper or other similar materials on windows is strictly prohibited. Vehicles, Parking and Bicycles You, your DWELLERS or visitors to your DWELLING may not block streets, roads or driveways and must keep them clean and clear, as well as PARKING SPACES, which must be kept free of obstruction and only legally authorised vehicles may use them. The maximum speed allowed is 15 km/h, both in accesses and in the car park or garage itself. For your safety, you are obliged to respect all traffic signs or notices placed in the car park. The use of parking spaces is limited to one vehicle per space. It is not permitted to clean vehicles in the BUILDING car park, nor is it permitted to shake the floor mats of vehicles. Users of the parking spaces must always respect the limits of the parking spaces. If you are the owner of a bicycle, you must store or park it in the area designated for this purpose or in your TRASTERO. If you need to store it in your own HOUSE, you will be responsible for any damage to common areas or corridors, such as stains on the walls or bumps in the corners. Electric vehicle chargers If there are parking spaces with electric chargers in your residential building, these are for shared use. These spaces can only be used by electric vehicles that need to be connected to electricity to recharge their batteries. As these are shared-use spaces, they may be used for the sole purpose of charging your vehicle for as long as necessary to fulfil the purpose of use. Therefore, once your vehicle is charged, you must remove it to allow other residents to use these spaces to charge their vehicles. At most, these spaces can be used for a maximum of 12 hours. The spaces with electric chargers are for the exclusive use of residents and HOUSEHOLDS. The electricity consumption of the charges corresponds to the user of the appropriate electric vehicle. If you decide to install your own charging point in your parking space, please note: - You will be responsible for the total installation costs and, after installation, the electricity consumption corresponding to the charging of your vehicle. - The structure, walls and building elements must be left in a perfect state of repair after installation. - In the event that, after the end of your lease, you wish to take the charging point with you, you must ensure that the structure, walls and elements of the building must be left in a perfect state of maintenance after the de-installation. It is strictly forbidden to interfere with or alter lighting, security doors or other equipment in shared corridors, stairways or lifts. It is forbidden to drill holes in tiled areas of the property or in external areas of the property. It is strictly forbidden for you or your guests to smoke tobacco or any other substance in the common areas of the BUILDING, with the exception of those areas marked ""smoking area"". You must dispose of your rubbish in appropriate rubbish bags, properly sorting each type of rubbish into its designated recycling container, with bags properly closed and in its corresponding rubbish room or dumpster on the public road. You must not leave rubbish in corridors or other shared areas, and you must not allow it to drip and stain corridor floors, walls or other fixtures. With this contract you agree to bear the cost of any cleaning or decorating services in the event that this clause is not complied with. You must make appropriate arrangements for the disposal of any special medical waste, such as needles or sanitary items. You must not use the communal areas in such a way as to cause discomfort or noise to other users or cause damage (e.g. cause damage to landscaped areas through the use of a barbecue). You must not access the facilities (swimming pool, gymnasium, etc.) in communal areas outside the established hours (unless you have prior consent). The litter bins, strategically installed, are intended to contain inorganic waste, and it is forbidden to deposit organic waste and foodstuffs. You must not place any objects or heavy items in the communal areas, such as pool tables, ping pong tables, pianos, etc., without prior written permission from the LESSEE. You must not block or obstruct driveways, pavements, walkways, windows, doors, stairs, hallways, patios, or community rooms, as they must remain clear and usable for the purpose of ingress and egress. For your safety, entry into the maintenance shop, machine rooms, telecommunications and cable equipment areas, electrical or high voltage equipment areas, or any other area designated for authorized personnel only is prohibited. Decoration on the door of your DWELLING is permitted as long as it does not damage the door. It is forbidden to install an additional lock to the one already installed. In the event that you wish to reserve any of the rooms in the communal areas, the reservation must be made through the Community Manager and in accordance with the conditions established for the reservation of spaces in the community. Storage rooms It is established that the storage rooms are for the sole purpose of storing all kinds of goods and objects that are not malodorous, noxious, toxic, explosive or inflammable substances. It is strictly forbidden to use the sockets in the storerooms to connect fridges, refrigerators, irons, scooters and, in general, any electrical appliance and apparatus that involves continuous consumption, usually intended for domestic use. Lifts The transfer with the lift of materials, furniture, electrical appliances or any other action that is not the loading of people and may cause dirt, knocks or scratches must be carried out by protecting the interior with blankets, cardboard or any other means that prevents such circumstances. Any tenant or guest of a tenant who causes damage to the lifts will be responsible for the cost of repair. Security cameras Please be advised that, for your security, cameras may be installed at some or all access doors and in various common areas throughout the community. Cameras are for the sole purpose of protecting our real and personal property and may be recording. Parcel lockers As lockers may be shared, use is restricted to a maximum of 72 hours.Should any locker remain locked for more than 72 hours, the HIRER reserves the right to open the locker and remove the package. The HIRER cannot be held responsible for any loss or damage to any package stored inside or outside the lockers. Additional lock The LESSEE has the right to install a second lock on the door of his/her dwelling only with the LESSEE's written consent and provided that the LESSEE is of the Mauer Elite 2RL/Securemme Evok1/Iseo R6/Tesa T60 or similar model, and is responsible for the cost of the lock and its installation. At the end of the contract the lock must remain installed and the keys of the lock must be handed over with the keys of the vacated flat.
